Castle have established excellent relationships with local agents and independent property specialists, together with having also structured an expansive team of property sourcing agents who independently find properties for us before they reach the estate agents and open market. This enables us to source property well below the market value by offering a “quick completion”.

We also receive information about all forthcoming property auctions and often purchase the property before the day of auction.

Independent Valuations.

Castle supply pre-purchase independent valuations on all properties. They are arranged via recognised, high street surveyors who service over 35 of the major finance houses and lenders. Valuations show pre and post refurbishment valuation, and the essential refurbishment works required.

It is this system that underpins our whole buying process and it adds to our transparency.

Refurbishments.

Our refurbishment process takes place within a contracted timescale by contractors who have been carefully selected and rigorously vetted many of whom we have been using for over a decade.

The process includes all items described on the original survey as “essential works” which we enclose in our legally binding contract.

Once the refurbishment works have been completed and “signed off” the same independent surveyor re-inspects the property to ensure all essential works have been completed to an acceptable letting standard.

At this point the investors are provided with all relevant documentation relating to the property along with digital photographs.
