Do I own the property?
Yes you do. Title is transferred to the investor upon completion, by your solicitor. You are simply using our expertise and experience to source the best possible property.
How do Castle value the property?
We don’t! We have every property inspected and surveyed by an independent firm of F.R.I.C.S. registered chartered surveyors. They give a written report indicating the property’s current value, essential works required and a value upon completion of this work. The surveyors are on the panel of 35 major high street lenders and this report underpins our whole buying process.
Who manages the properties?
We do not manage properties. We use independent, geographically sourced, specialist managing agents.
For example: If we source property in County Durham we will recommend a managing agent that we have had good success with in the past in the Durham area. The companies have managed property on behalf of existing clients.
This is the same case for property sourced in the Newcastle and Gateshead area where we also have specialist managing agents working on behalf of clients.
It is vital that we use successful, specialist managing agents to obtain the highest possible return for the investor and prevent any void periods.
Can I visit the property before purchase?
Indeed! We strongly recommend that you visit any property we source on your behalf. We will also supply you with an independent chartered surveyors report before purchase to give a true current value, essential works required and the market value after completion of the essential works.
Upon purchase you can visit any property to inspect the refurbishment and actively encourage this. Alternativley, we can supply you with digital photographs of ongoing work and a post refurbishment pack containing, the second survey (by the original surveyor) and all safety, competency certificates relating to the property. This includes gas safety, electric and damp guarantee if applicable.
The second survey will verify that all the essential works have been completed within the specified timescale and to the correct standard.
How long can it take to tenant my property?
As we use specialist managing agents who have the expertise in this area we aim to keep this to a minimum. Once the property approaches the end of the refurbishment we inform your managing agent that the property is becoming available. They will then begin marketing the property and often have a tenant ready and waiting to move in.
Do I have to purchase a set number of properties?
No, we do not insist you buy a set number of properties. We have a very large client base, from one purchase to investors who make multiple purchases on a regular basis.
As we have streamlined the whole buying process to include relationships with major “blue chip” lenders the facility to raise extra funds or re-mortgage properties is very simple. This process allows clients to build a portfolio at whatever speed they feel comfortable with, or simply make a single purchase.
Can I sell my property?
Yes you can sell your property. We can assist you in this area by marketing it to other investors or selling on the open market. As every property comes with built in equity from the onset the properties are attractive to first time buyers.
However as the North East represents a fantastic investment opportunity with prolonged capital growth expected. This combined with the mentioned renting culture in the area provides you with an investment worth holding on to.
